In Vancouver, a city with limited new waterfront developments, buying along transit is the next best investment for long-term value. “Buying a condo next to a rapid transit station is like buying waterfront,” says Wesgroup’s SVP of Development, Beau Jarvis. “It’s a very limited commodity.”

After seven years of building and developing a thriving retail community along the Fraser River in New West, Wesgroup has started sales on its first transit-oriented, residential homes this week in Brewery District. The first tower, called The Sapperton, is just steps from the Skytrain – a 30 minute ride to downtown Vancouver and the best value on transit anywhere in the Lower Mainland.

Compared to other areas of the Lower Mainland, Brewery District homes will offer the lowest price per square foot along transit. With downtown at $750/square foot and Metrotown at $625/square foot, New West prices are only $470. But the homes’ value is about more than price per square foot. Brewery District prices are matched only by Surrey, but New West has no toll to drive to the city and is a lot closer to the Vancouver and to transit itself.

“The combination of comparatively affordable condo prices and convenient access to multiple rapid transit routes makes New Westminster one of the higher value options for new condo buyers,” says Jarvis.

As well, residents of Brewery District will benefit from having an established business community offering a grocery store, cafes, yoga studio and offices – a very unusual perk because most developments start with residential first and then build the retail.

Two head offices -- Translink and the Health Sciences Association – are already well-established in Brewery District, along with dozens of shops and services like Save-On, Starbucks, Brown’s Social House, a daycare, a bank and all next door to the Royal Columbia Hospital.

The Sapperton begins selling this week with 116 homes on 15 storeys.  Amenities at The Sapperton include a 10,000 square foot premium fitness centre with a high-end fitness facility, squash court, sports training, sauna and steam room. There will be a rooftop deck and lots of well-lit, open green space around the building. The Sapperton will feature townhomes, rare for New West, with 1,350 sq ft of living space on 2 levels, as well as the larger 2 to 3 bedroom units with 2 exposures, also starting at 1,350 square feet.
